New Construction

SGC observes, photographs and reports on building envelope assemblies & components, as agreed to in our Scope of Work. We include both what is recommended to be remediated, along with what appears to be in compliance or per industry standard.

Various tests are performed intermittently throughout the project construction, as to ensure that the Contractor doesn't keep installing an assembly that may not pass a water test, adhesion test, sizzle test, etc. When tests fail, it gives the Contractor the opportunity to find the root of the problem and adjust before the building is completed and turned over to the Owner.

SGC will notify the Contractor on site before our Consultants include any notes regarding discrepancy or concerns to a report, as to allow communication and remediation, if necessary. We review all stages of the construction project, from below grade waterproofing to roofs, and everything in between as it relates to the building envelope.

SGC verifies that the Contractor installs the approved materials, has applied the correct thickness, and sealed all penetrations in order to eliminate any infiltrations behind the building envelope system. Adhesion and connectivity are two critical factors to a successful coating/sealant.

Whether an assembly is pre-fabricated or built in the field, the surrounding assemblies, installed by various trades, are often affected during installation. SGC verifies that installation of materials by one trade, doesn't affect the approved conditions of another trade.

SGC understands that often the details on the approved drawings may have challenges during installation in the field. We are there to verify there is still waterproofing connectivity throughout all building envelope systems.
